Lake State Property Services is focused on acquiring and operating established service-based businesses with strong reputations, durable customer relationships, and opportunities for thoughtful long-term growth.
My name is David Griffin, and I bring a background in construction management, project leadership, operations, estimating, contractor coordination, and owner-side project execution. In my current role with H+U Construction, I work as a Senior Project Manager / Owner’s Representative supporting complex construction and infrastructure projects, including work at Minneapolis–Saint Paul International Airport. My experience has given me a strong foundation in financial review, contract administration, vendor management, scheduling, risk management, team leadership, and execution in high-accountability environments.
My investment focus is on small to lower-middle-market businesses with stable cash flow, proven systems, strong repeat customer bases, and clear opportunities for operational improvement and growth. I am especially interested in essential service businesses, property services, commercial services, construction-adjacent businesses, maintenance trades, exterior services, specialty contracting, landscaping, mechanical, plumbing, electrical, and other locally rooted businesses with strong community reputations.
I am looking for opportunities where the seller has built a solid foundation and wants to transition the business to a hands-on operator who will protect the company’s legacy, support the existing team, and continue serving customers well. My goal is not to disrupt what already works, but to build on it through improved systems, sales development, customer retention, employee development, and disciplined financial management.
While I am actively evaluating acquisition opportunities, I approach each deal with a long-term ownership mindset. I value transparency, fair deal structure, seller transition support, and alignment between buyer, seller, employees, lenders, and advisors. I am especially interested in businesses where there is a meaningful opportunity to preserve the owner’s legacy while creating the next phase of growth.
