Stonewater does not leverage any property more than 65% LTV on the current appraisal.
We invest in the equity portion required for any property purchase and inform you how much of our money we are putting into the transaction; most companies charge fees up front and roll these fees into the transaction. We do not.
We are long term holders of real estate. This is the best strategy against inflation, to protect wealth for future generations and to accomplish your philanthropic goals.
All properties must meet specific construction criteria. Concrete and steel, concrete cast, concrete block, concrete tilt up or steel and glass. We want our buildings to stand the test of time.
Stonewater purchases buildings at a minimum of 20% discount of the current cost for new construction. Typically, however, we are achieving more in the range of 30-60% discount, excluding land costs. There must be an opportunity to add value to the property and earn a minimum 15% return annually within 5 years of ownership.
We target cities demonstrating steady population growth with a minimum population of 300,000 within a five mile radius of the downtown core. Our strategy is to build a portfolio of 1,000,000 square feet to reduce our costs through economies of scale in management and maintenance. This also provides flexibility for our tenants to grow within our own portfolio.
