Hayman Properties, LLC is a experienced and disciplined boutique commercial real estate company acquiring value add, opportunistic and core commercial real estate assets targeted to deliver reliable cash flow, significant capital appreciation and most often, both. We acquire assets in CA, CO, UT, Pacific Northwest and TX and focus on the following asset types:

We adhere to the Yale and Harvard Endowment Funds allocation and believe that direct real estate investments increase your portfolio returns while reducing the standard deviation. As the GP, we put our own money into every deal while providing accredited investors an opportunity to invest alongside of us and add direct real estate investments to their portfolio as a LP.
Noteworthy is our strategy to avoid competition with REITS, acquiring assets between $10MM - $30MM. We target 8% preferred returns, 7% - 8% annual cash distributions, mid teens and higher IRR's, 2x - 4x multiple and 3 - 7 year holding periods.
We manage properties with almost fanatical diligence via wholly owned and operated Advantage Property Management which provides a clear understanding of tenants needs, superior service to the tenants and increased retention.
