Jason Watford
Founder & Owner • Watford Facility Services, LLC • Duluth, GA
A serious, character-first acquirer of well-run service businesses.
If you have spent years building a business worth being proud of, the person who takes it over matters as much as the price. This memo is my introduction — who I am, how I operate, and what you can expect when you sell to me. My promise is simple: a straight process, a fair deal, and a good home for the people and reputation you built.

Who I Am
I am a hands-on operator, not a financial buyer looking to strip and flip. I have spent my career inside service businesses — janitorial, facilities, and restoration — doing the work, building the teams, and living with the results. Today I own and run Watford Facility Services in the North Metro Atlanta corridor, and I am actively acquiring proven companies to steward and grow.
I am a person of faith and a believer that how you do business is the business. I am active in my community — Rotary, my church, my local chamber of commerce, and BOMA — because relationships and reputation compound over decades. When I look at your company, I am not just reading a P&L; I am asking whether I can honor what you built.
Track Record
I have built two service companies from the ground up and exited both successfully:
• JW Cleaning Systems (Hawaii) — scaled to roughly $3M in revenue serving institutional clients including Bank of Hawaii, DHL, and healthcare and federal accounts. I sold it to a mentee I personally trained over two years, because continuity of culture mattered to me.
• Atlanta restoration company — built and grown to roughly $6M in revenue before a clean, successful exit.
• Watford Facility Services (current) — a growing commercial janitorial and facility services firm serving medical, financial, and commercial real estate clients across Gwinnett, Forsyth, and North Fulton.
I have sat on your side of the table. I know what it feels like to hand over something you built, and I know how much the handoff matters.
What I Value
• Character first. I build culture around integrity and treat employees, customers, and sellers the way I would want to be treated. A prior partnership ended when I walked away from an ethical conflict rather than compromise — that decision still guides how I operate.
• Documented systems. I run on process and clear documentation, which means less chaos in the transition and a smoother path for your team.
• Practical wisdom. I bring an Aristotelian and Stoic lens to decisions — patient, deliberate, and long-term. I do not make offers I cannot honor or promises I cannot keep.
• Stewardship over extraction. I buy to operate and grow, not to gut. Your people, your name, and your customer relationships are assets I intend to protect.
How I Buy
I am a disciplined, well-prepared buyer with a defined acquisition mandate and financing already structured. I move quickly on businesses that fit and I am honest and fast when they do not — I will not tie you up in a process that wastes your time.
• Structure: Cash combined with SBA 7(a) financing and, where it makes sense, a seller note to keep our interests aligned.
• Fit: Profitable, established service businesses with recurring revenue and a real reason for the sale — typically owner retirement or transition.
• Diligence: Thorough but respectful. I do my homework, I ask direct questions, and I keep everything confidential.
• Transition: I plan for continuity — employees, customers, and reputation carried forward, not disrupted.
Why Sell to Me
You have a choice of buyers. What I offer that many cannot: an operator who has built and sold businesses like yours, who will treat your legacy with respect, and who will close what he says he will close. If that is the kind of buyer you want at the table, I would welcome a confidential conversation.
