I’m an operator-led acquirer focused on lower middle-market service businesses, with primary emphasis on California and the Western U.S. for property management and accounting/tax prep/bookkeeping/outsourced accounting. I’m also open to PM-adjacent recurring property services such as landscape maintenance, pest control, and turn/make-ready services with sticky relationships to property managers/HOAs. Target size is generally $700k–$2.0M SDE/EBITDA, with durable recurring/repeat revenue, strong retention, low customer concentration, and a capable team in place. Valuation is typically ~3.0×–4.0× SDE (flexible for exceptional businesses). I’ve completed two acquisitions (tax prep/bookkeeping and property management). I typically prefer asset purchases for clean transitions, but I’m open to equity deals where contracts/licensing or continuity make them the best fit. I can fund with personal equity plus senior debt. I’m the principal decision-maker, can move quickly (NDA/IOI), and can provide proof of funds under NDA.
