Bakken Housing Development Company, LLC, a Colorado registered company is seeking a JV investment (Investment Banker) who can provide initial investments in 95% leased, positive cash flowing apartment buildings for Joint Venturing with investors. The investment banker should have a mortgage provider available to provide the mortgage to the Principal JV partner in each apartment Building. Currently over 2,600 apartments in 19 buildings have been identified as in good neighborhoods, positively cash flowing and available for investor to JV with us on. Purchase prices depending on property range from $950,000 to over $8MM per property. All properties have positive cash flow after NOI, Principal and Interest Payments. All are in excess of 7% Cap Rates. Passive Investment as management is provided as well as interactive investment data with rents, vacancies, maintenance, overhead, etc. are all available 24/7. Properties are in Colorado, Arizona, New Mexico and Nevada.
