WHAT I’M LOOKING FOR • Industries: “boring but essential” services with recurring revenue—hard FM (HVAC/electrical/plumbing/elevator/roofing), life-safety inspection (fire/sprinkler, backflow, emergency lighting), environmental & waste (roll-offs, recycling, medical waste, grease trap, septic), water/wastewater field services (CCTV inspection, leak detection, meter change-outs), industrial maintenance & specialty cleaning/restoration, TIC (NDT, calibration, air/water sampling), niche certification-heavy manufacturing (e.g., aerospace/medical components), final-mile delivery with install, and commercial exterior/grounds services. • Geography: South Florida and Southern California (and other locations within ~2-hour flight of either). • Size: $5–8M revenue with healthy EBITDA and sticky customer relationships.

BASIC EXCLUSIONS
Targets with negative EBITDA; revenue < $2M; single-customer concentration > ~20%; unresolved compliance/licensing issues or material litigation without a clear path to remediation.
